The "Nicely Improved" house



The Stats:

Built: 1952

Asking price: $395,000

Pending offer but accepting back ups

One thing that struck me about this was that the same day they announced the pending offer, they dropped the price $55,000.  It turns out that it is a short sale.  That being said, it is a very nice house and one that I may still want to make an offer on.


















The family who lives here clearly has put a lot of time, money, and effort into upgrading it.  The floors in the (albeit small) dining room have been restored, as have all the floors in the house.


















The two small bedrooms are equal sized, and both have very nice sized closets.  This one, just off the entry, is the office, while the second is their child's bedroom.


















Like many houses in Lakewood, this one has a floor furnace.  The owner has recently put in new insulation to make it more effective.  In the back is the door to the second bathroom.

 
The living room faces onto a back porch and the back yard.
 The back yard is large and nice and has a spa.  The owner recently installed new gutters and downspouts.
 The master bedroom can easily fit a king-size bed.  You can see the master bath in the back on the left.  On the right is the large walk-in closet.

 It really is a large walk-in closet and is a (permitted) addition.

This had a really nice back yard too. 

The bottom line:  I really thought of putting an offer down on this place. While it needs a new coat of paint (in front), it really is in good condition.  The only problem is that it's a short sale, and those almost never go quickly.
